Champaign Venture LLC (CV) acquired this 3.67-acre property in March 2007. Property improvements consisted of a vacant 73,000 square foot furniture showroom/warehouse. Developers felt the location, with high visibility to the I-74/North Prospect retail corridor, provided tremendous redevelopment potential.

CV engaged Devonshire Group to assist with a game plan to maximize the redevelopment potential of the property. Over the next 18 months, CV used varied Devonshire service lines to provide the expertise and information which resulted in the successful redevelopment of the property into a regional hub for Land of Lincoln Goodwill Industries, Inc. (LLGI). Goodwill's new location serves as a superstore and regional warehouse. This built-to-suit project is a 15-year lease commitment to CV beginning in February 2010.

  • Listing and marketing the redevelopment opportunity for CV
  • Providing LLGI property acquisition services in locating the new hub location
  • Managing the general contracting of the interior finish via Devonshire Construction LLC services within Coldwell Banker Commercial Devonshire Realty's Property Management division including billing, subcontractor coordination and in-house carpentry services
  • Providing Property Management services to CV during both the vacant period and ongoing following the LLGI lease
  • Ongoing listing and marketing of remaining outlot for sale, lease, or build-to-suit


ASD Architects

  • Exterior renovation design converting a warehouse structure into a viable retail concept
  • Providing CV's tenant (LLGI) interior finish build-out plans and specifications creating 17,000 square feet of retail showroom, donation processing, and offices/warehouse
  • Overseeing the CV contract administration and interface with LLGI on build-out completion in a timely manner


HDC Engineering

  • Site analysis including outlot utility extensions and parking study to redevelop from warehouse to retail and new dock door heights to meet tenant's needs
  • Asbestos survey for partial building demolition and Phase I Environmental Assessment review
  • Replatting for CV to create two lots: One for LLGI and one for the outlot
  • Structural assessment and recommendations on the 40-year old warehouse structure to address building deficiencies

Devonshire Development
  • Overall project coordination of site work, interior build-out, and tenant move for CV
  • Client, lender, contractor, and design professionals interfacing through-out the project

  • Preliminary title review and title insurance commitment upon CV acquisition
